2025 has been a brilliant year for the hospitality industry. With several new luxury UK hotel openings still scheduled for November and December, and some delayed or scheduled for 2026, there are some beautiful hotels to book. From The Pig’s new moated manor house to the first House of Gods outside Scotland opening in London’s Canary Wharf, these are the best new luxury UK hotel openings for 2025 and 2026.
New UK Luxury Hotels Opening Soon
Hotel Gotham, Newcastle (Opening November)
Opening this November, Hotel Gotham in the centre of Newcastle will occupy the space of the former Old Fire Station on Pilgrim Street in the city. Transporting guests to the glamour of 1920s Hollywood, the first phase will see the opening of 57 beautiful bedrooms along with the restaurant and private members bar. Sharrow Bay, Ullswater (2025 – No confirmed opening date)
Sharrow Bay in Ullswater is quietly being reimagined by CIEL Hotels (the owners of nearby Askham Hall) with no confirmed date as yet for reopening. Nestled on the eastern shore of Lake Ullswater with incredible views over Cumbria and the Lake District, it’s known for being ‘the first ever country house hotel’ and is credited for creating the sticky toffee pudding in the 70s.
The Edinburgh 16-20, Edinburgh (Opening soon)
Set within an historic townhouse and former five story office block in the heart of Edinburgh, The Edinburgh 16-20 will offer refined elegance and sophistication with 28 luxury boutique bedrooms, with a bar and lounge. Keep an eye on their website for details of when they’re opening.
House of Gods, Canary Wharf (Opening November)

Featuring Canary Wharf’s very first rooftop, the glamourous House of Gods will feature 79 rooms and suites and exude the same opulence as its sister hotels in Edinburgh and Glasgow. Soho House, Manchester (Opening 25 November 2025)
Occupying 5 floors of the former Granada Studios, Soho House Manchester will offer Soho House members three floors of club space, a heated rooftop pool, expansive gym space, bars and lounges. 22 bedrooms will be located on the sixth floor and range from ‘cosy’ to ‘large’ as well as a two bedroom private apartment. Mollie’s Motel & Diner, Manchester (Opening late 2025)

Mollie’s Motel are a luxury budget friendly hotel chain from the founder of Soho House. With hotels already in Oxford and Bristol, their first city centre motel will open within the old Granada Studios taking over several floors alongside Soho House. Taking inspiration from the building’s lively history, Mollie’s Motel will house 128 rooms and suites, a cocktail bar, live music venue, state-of-the-art gym and their very own contemporary art collection. Room categories range from ‘snug’ to ‘suite’ plus there will be co-working spaces – perfect for remote working.

The Pig at Groombridge Place (Opening 2026)
Pushed back and now due to open in 2026, The Pig at Groombridge Place is an impressive moated manor house near to Tunbridge Wells. We’ve heard there will be around 40 bedrooms as well as sauna huts, a vineyard restaurant and yoga pavilion.
The PIG-on the Farm (2026) Stratford-upon-Avon (Opening 2026)
Fondly known as ‘restaurants with rooms’, true foodies will love the home grown approach of the PIG brand. Located in Stratford Upon Avon, The PIG-on-the-farm is nestled among 53 acres of pasture with 35 ensuite bedrooms and suites in the listed mid 16th century stone built manor house. The farm’s restaurant will boast the famous 25 mile menu meaning all ingredients are either picked from their garden or sourced nearby. Three Shepherd’s Huts will offer treatments using VOYA seaweed.
New UK Luxury Hotels Which Opened in 2025
The Hoxton Edinburgh, Edinburgh (Opened June)
The Hoxton Edinburgh has opened its 214 bedroom hotel across 11 adjoining Georgian townhouses near Haymarket Station. The Ennismore brand’s first Scottish venture has also launched three x three bedroom self-contained apartments available for longer stays – perfect for those visiting Edinburgh’s legendary Fringe Festival. All day restaurant Patatino offers up Italian classics in this design-led hotel while there are several cool public spaces to hang out and enjoy and even a cinema.
Templeton Garden, London (Opened April)
The Miiro Hotels brand have opend their first UK hotel – Templeton Garden in Kensington. Featuring 156 calming rooms in a leafy garden setting, the culinary offering at Pippin’s restaurant takes inspiration from the the private garden, while Pip’s vintage inspired café is perfect for coffee and cake. If cocktails are more your bag, you’ll love Sprout with sensory stories contained in every sip. Thoughtfully designed communal areas complement the hotel including The Library, The Gym and The Refresh Room.
Dakota, Newcastle (Opened March)
Dakota has brought its signature masculine design to the banks of the Tyne with its latest opening on Newcastle’s quayside. Sister to Dakota Hotels in Manchester, Leeds, Edinburgh and Glasgow, the hotel features ambient mood lighting, rich textures, and luxurious simplicity. Classic rooms are gigantic by hotel standards and have huge stylish bathrooms in slate grey with many boasting Tyne views.
Prices start from just £105 per night via their website which is serious value for money for a hotel like this. They’ve also introduced Newcastle’s first cigar humidor and outdoor cigar terrace, which is as slick and suave as it sounds. The Alfriston, Sussex (Opened March)
The Alfriston in the stunning South Downs opened in March – a boutique country house hotel with a history which dates all the way back to the 14th century. Luxury living meets country style in each of the rooms with beautiful attention to detail and Bramley toiletries while some boast incredible picture perfect postcard views. Great British classics are offered in the 1554 Brasserie & Orangery or enjoy light bites and drinks at Godfreys. A new dining series The Culinary Calendar showcases special nights like Fish & Fizz or Cheese and Charcuterie, or if your trip is focused on relaxing, Signet Spa offers a range of dreamy treatments.
Treehouse, Manchester (Opened March 2025)
Treehouse Manchester invites its guests to re-connect with nature in its 200 treehouse-inspired guest rooms including eight suites and a Treetop Suite. Whimsical and playful interiors merge with an eco-conscious design. Three dining destinations include Pip by Mary-Ellen McTague focusing on low-waste cooking, South East Asian inspired restaurant Sister Moon by Sam Grainger and The Nest in the Treehouse and The Hideout boasting a 14th floor rooftop lounge with panoramic views. There’s also a fully equipped gym, plenty of social spaces and a monthly programme of events including local collaborations, art and fitness workshops and film nights.
Hyll, Cotswolds (Opened September 2025)
Hyll Hotel in the Cotswolds invites you to make yourself at home in its beautiful boutique 14th century country house hotel. 26 styled hotel rooms bursting with character range from ‘courtyard cosy’ to ‘Manor House’ while all boast views over the gardens and the Cotswolds. Fresh local ingredients make up the menu sourced from the Vale of Evesham and across Gloucestershire. This is a hotel which really invites you to unwind and relax. There are books galore especially ordered in and cosy areas to totally wind down as well as a Verden based menu of no-nonsense massages and facials to choose from.
Dunluce Lodge NI (Opened March)
Situated only six miles from the famous Giant’s Causeway in Portrush, ultra luxurious Dunluce Lodge Hotel boasts 35 luxury suites, with a further eight in private annex The Stookan. The lodge’s restaurant offers a la carte dining, tasting menus and a wine vault, while the views across the Northern Irish coast are breathtaking. Rooms include garden and courtyard as well as the Portrush and Dunluce suites – all beautifully decorated and oozing with charm and tranquility.
